Plat Approved For Whitley Townes Subdivision

SMITHFIELD – In a 6-to-0 vote, the Smithfield Town Council signed off on the preliminary plat for Whitley Townes, a new subdivision that will be constructed on W. Market Street just west of Wilson’s Mills Road.

In October 2021, the town council approved a request by J&J Flowers Finch Inc. of Clayton for 70 new townhomes on the 11.6 acre site.

During their June 2022 meeting, developers told the town council they had reduced the number of lots from the original 70 townhomes to 68 units.

One of the two entrances to the new subdivision will be the former commercial entrance to the Heilig Meyers property. Councilman Travis Scott expressed concern about the cross-access easement being unsightly and lacking landscaping.

Planning Director Stephen Wensman said the former Heilig Meyers and Kmart properties could be refurbished within the next 8-12 months based on preliminary talks with the site manager. That would address the concerns with the shared entrance with Whitley Townes.

The council approved the preliminary plat but added ten conditions including a 25 foot perimeter buffer planting, parking lot and stormwater guidelines, and HOA covenants must be submitted to the town attorney for review. The HOA will be responsible for maintenance of all common areas and enforcement of trash and recycling roll offs that must be stored in garages or rear yards.

    The town should enforce this throughout the city limits. It looks’ so tacky driving through our town with garbage cans in the front yards.

    • exactly….Two or three days AFTER trash day garbage cans are STILL piled at the road and SOME times you have to dodge it driving down the street…why aren’t they enforcing it in town….??????

    • Becky flowers ran out of land out her way so she sends her family to Smithfield to start building. Here you go Smithfield. No one can get apoptosis build in Smithfield but they come and 6-0 they get approved. Lol

  3. Oh Joy, another sensor-tripped, unsynchronized traffic light to sit and waste energy and lifetime.No access to the existing lights east or west.

    How about you check sewer plans and fix problems you already have before adding more.

    • The Bull****is is county wide and it’s been here for a long time. Unfortunately most residents can’t seem to admit they are part of the problem.

    • The trees & grass where they are building are not an eyesore. Nor have they made any real promise to do anything with the run-down parking lot and buildings next door. Won’t happen.
