In a unanimous vote Monday night, the Clayton Town Council unanimously approved an annexation request for a 48 acre tract of land on Covered Bridge Road just north of the intersection of Loop Road.
FSC Ranch LLC owns the land and plans to develop 190 single family homes and 120 apartments. The site plan lists Fred Smith Company as the developer of the Walton Farm subdivision.
The council was approached by the developer to voluntarily annex the land into the town limits to receive town services including water and sewer.
According to the Town of Clayton, the new development will have a main entrance on Covered Bridge Road, and connect to the rest of Riverwood Athletic Club to the north by way of Ravens Ridge. The 120 apartments would be located in four buildings, which would be similar to the apartments located along Athletic Club Boulevard. Each apartment building would have a maximum height of 44.5 feet.
Walton Farms would include a clubhouse and three small parks with walking trails, fire pits, grills and gazebos. Residents would also have access to the existing Riverwood Athletic Club amenities. The development would have 299 parking spaces.
The smallest home lots will be 3,148 square feet or about 1/14th of an acre.
When plans were first proposed for Walton Farm in 2017, some nearby residents expressed concerns about increased traffic, run-off, and erosion.
According to a traffic study presented to the Town, Walton Farm will create approximately 2,660 trips each weekday. The NC DOT has requested the developer add a 150 foot turn lane on both the north and south entrances to the subdivision on Covered Bridge Road plus a 3-lane section with a 2-way left turn lane on Covered Bridge Road from the Loop Road intersection to the neighborhood’s entrance.
Construction on Walton Farm is expected to begin in 2019.
