627 Unit Residential Development Approved
SMITHFIELD – A major subdivision received unanimous support from members of the Smithfield Town Council.

Smithfield Growth LLC of Sanford, NC plans to construct 627 residential units on 86 acres of land at the intersection of M. Durwood Stephenson Parkway and Booker Dairy Road.
The subdivision will have entrances off both roads.
Preliminary plans include 209 detached single family residential lots, 94 attached single-family townhouses, and 324 apartment units.
Tuesday night, during a public hearing, one person questioned whether additional traffic from the new homes would create more traffic issues at nearby schools on M. Durwood Stephenson Parkway.
A portion of the property consists of a dense forest. Under the existing Unified Development Ordinance for the Town of Smithfield, removal of the trees would trigger a Tree Resource Management clause in the ordinance.
The Tree Management Plan could require developers to plant as many as 4,000 trees instead of approximately 619 landscape trees for a similar subdivision this size. Developers requested the Town only require the minimum number of trees, not the maximum of 4,000.
One councilman commented that if the prior owner of the property had logged the trees from the site before it was sold, the developer would not be required to plant 4,000 trees.
The Council took no action on the Tree Resource Management issue, but did approve the subdivision in a 6-to-0 vote.
Current plans for the large scale development include 11,501 ft of public and private streets, 20,579 ft of sidewalks, 3,981 ft of trails, 11,754 ft of sewer lines, and 16,600 ft of water lines.
Water, sewer, and electrical service will be provided by the Town of Smithfield.
The board also voted unanimously to annex the 86.64 acre parcel into the city limits, at the request of the developer.

Why can’t they leave some of the fully grown trees and plan around them?
I know this is not too comparable size wise but when we built a house on a mostly wooded one and a half acre lot we had the builder leave as many trees as possible and it was written into the contract. We walked the site many times. We were told where the best place for the house and driveway would be and we worked from there. We did want some clear space and obviously no dangerous trees near the house. We still bought a landscaper in to add a retaining wall since the yard sloped and added bushes, plants, flowers and smaller trees.
Then YOU should have bought thr land! Who are you (or anyone) to tell a landowner what they can and cannot build? It’s time to follow Trump’s lead and delete thr entire planning and zoning boards! #MAGA

Because they plan on cramming houses on top of one another. When lot sizes are larger yes some trees can be left but when there is only 10 feet between houses there is no room. I get the need to growth but it needs to be controlled better. There is another large development that was just approved to go in on Buffalo Rd by the middle school and they’re still building houses in the East River subdivision. Plus there is the new one on 70 across from the Amazon plant and a ton of houses going in along 70 in Wilson Mills.
Yes and a lot is very swampy or low lying. I hope the residents get flood insurance…
As I recall, that land seems to have a lower than normal elevation compared to the area around it.

Johnston County is in a water crisis, traffic is horrible, you smell sewage no matter where you go. Absurd tax increases, with zero improvements, and the county commissioners, planning and zoning keep approving growth, while sporting Ridiculous smiles on their faces.

To Realist, I agree. I was in Smithfield not long ago. It took me 30 minutes to go from Sheets to the Neuse Bridge area on Market St. It is ridiculous. At one point in my life, I wanted to grow old in my home town. So glad I changed my mind.
The council are a bunch of rich turdheads who are only concerned with their money, ego and what they perceive as ‘ power’. It is evident by this and past actions that they could care less about anyone else’s space and peace of mind, without having houses, neighbors and substantial greater volumes of traffic crammed together. Not to mention the additional resources that will be required and the deer and other animals that will be displaced, potentially causing accidents and possibly lives. If we who grew up in this county wanted a concrete jungle, we would have moved to Raleigh or New York. It will also increase tensions between those who will be in constant close proximity to one another, as well as increase aggravation due to traffic delays and overcrowding. Wasn’t the ridiculously over inflated tax valuations enough? It appears most of you have no conscience or common sense whatsoever. May you reap what you sow….
