SMITHFIELD – Minutes after approving a 117 lot subdivision on Buffalo Road in the Smithfield city limits, members of the Smithfield town council voted to deny a request for an 18 lot single family home subdivision in their extraterritorial jurisdiction (ETJ).
On December 3, Lanny Clifton with Lan Development, LLC requested approval to divide an 11.1 acre farm field on Swift Creek Road, approximately 2300 feet north of Cleveland Road, into 18 lots.
The developer planned to have a 750 street constructed into the property, public water, and on-site septic tanks.
Three neighbors spoke in opposition to the subdivision expressing concerns about traffic, the location of the main driveway in a curve, and how 18 individual on-site septic systems could be environmentally acceptable on 11 acres.
“How can that amount of septic waste be healthy on that amount of land?” one nearby resident asked. Another opponent expressed their concern about the disappearance of farmland by developers at an alarming rate, like this proposed development.
The request was denied in a 3-to-1 vote. Councilmen Travis Scott, Sloan Stevens, and Steve Rabil voted against the subdivision while Mayor Pro Tem Roger Wood voted in favor.
