SMITHFIELD – Tuesday night, the Smithfield Town Council unanimously approved two new subdivisions in West Smithfield. Combined, the developments will total 299 residential lots.
The Timmons Group of Raleigh was granted a conditional rezoning request and preliminary subdivision approval of two tracts of land totaling 45.6 acres on Highway 210 just west of Skyland Drive. The Harvest Run subdivision will consist of 165 lots, including 96 detached single family residential lots and 69 attached single family townhome lots. 13.79 acres will be set aside for open space.
The target price of the single family homes will be between $280,000 and $320,000. All will include two-car garages. The target price of the townhomes is projected between $230,000 and $250,000
Harvest Run will be located adjacent to the Marlin Woods subdivision approved in October 2021 by the town board. Marlin Woods will consist of 143 lots, including 49 detached single family homes and 94 townhomes.
In a second public hearing, the board approved the Franklin Townes development on a 15.9 acre tract on the southeast side of Wilson’s Mills Road at M. Durwood Stephenson Parkway. R&R Development of NC, LLC of Raleigh plans to construct 134 attached single-family townhome lots, equal to 8.4 units per acre. The subdivision will have access points off Wilson’s Mills Road and Sunrise Avenue.
Developers will include parking spaces for up to 3 cars per unit plus an additional 45 overflow-guest parking spaces between three parking lots. A central park area, walking trail loop around a stormwater pond facility, and dog park will be constructed. Contractors will exceed the town’s minimum landscaping requirements. A six foot opaque perimeter fence will also be installed.
The target price for the townhomes was not disclosed during the public meeting.
