SMITHFIELD – The Smithfield city limits has expanded. The Town Council unanimously approved a request by developers of Floyd Landing to annex 96.82 acres into the town during their August meeting. The remaining portion of the future 198 acre subdivision is already within the town limits.
Floyd Land is a massive residential housing development on West Market Street (US70) across from an Amazon distribution warehouse currently under construction. The land was rezoned by the Smithfield Town Council in September 2021.
The 198 acre tract of land was originally approved in 2021 for 698 units. In May 2022, developers received preliminary plat approve and adjusted the total number of lots dwelling from 698 units to 669 dwellings.
Floyd Landing will be constructed in three phases. Under the proposed phasing plan, Phase 1 will include 47 townhomes, 48 detached single-family homes, and 96 apartments. Phase 2 will include 88 townhomes, 41 detached single-family homes, and 144 apartments. The final section, Phase 3, will include 85 townhomes and 120 apartments. Construction is expected to get underway in 2023.
Another tax base grab by the town. Unfortunately the extra taxes won’t cover the services needed. Get ready for a tax hike Smithfield.
