Preliminary Plans Approved For 170 Lot Subdivision

SMITHFIELD – In a 4-to-2 vote, the Smithfield Town Council approved plans for a 170 lot subdivision for single family homes.

Becker Morgan Group Inc. won approval for preliminary subdivision plans on 138.6 acres of land in the 1100 – 1200 block of Buffalo Road, adjacent to Bradford Park, during the Feb. 4 meeting of the Smithfield Town Council.

The original master plan for the development was approved in July 2024.

Donnie Adams, an engineer representing the developer, said the design will not create stormwater runoff issues for Bradford Park subdivision. There is a significant amount of wetlands on the property being developed.

During a public hearing one person questioned how the 170 additional homes would impact water pressure in the area, which they said was not adequate.

The Town will require minimum architectural standards, decorative street lighting and street signs, aeration of stormwater ponds to assist with mosquito control, landscaping enhancements, and a 6 foot screening fence along the Bradford Park boundary.

A timeline for construction of the new homes was not announced.

  1. Pretty sure that area needs more traffic, crime, water sewer, electricity, roads, police, fire services, . Well done

Keep these big box housing complexes coming, our TAX OFFICE is now safely in the control of the DEEP STATE and we are raking in more property taxes than the JOHNSTON COUNTY SCHOOL BOARD are prepared to spend? Folks the eight year property reevaluation is gone forever, we need to move forward and forget the four year reevaluation and adopt a two year reevaluation so we capture these higher property values two years earlier and burn the h*ll out of these TRUMP PROPERTY OWNERS!!!

  3. Need alot more police presents at Old Fair fair Grounds rd and Benson Hardee rd in my opinion it was a waste of tax payer money for the 4 way stop sign

  4. Please tell the people you may already have lined up to live in these homes that when there is a day or too storm with a lot of water fall that the greenway will be flooded for weeks or a month.

  5. Well here is some info for that area….I lived in the area around Canterbury Road that backs up to approved subdivision. I’ve seen water up in the neighbors back yard and utility building and inside basement more than once at the end of Canterbury and Runnymead. Have seen water up to back steps of apartment complex behind and across Berkshire road and hospital road that is adjacent to the subdivision. There used to be a nursing home at the corner of Buffalo and Hospital road that was flooded due to water levels in that area. Buffalo Road across greenway is always flooded when heavy rains come. Maybe the wet lands have dried up and climate change have improved the area. Get your flood insurance policies quick!
